Choosing your home

Choosing your new home can be a time-consuming process, and there are a lot of things to consider when purchasing, especially if you are moving out of the area that you currently live in.

Once you have worked out your budget, it is important to think about what your needs are from you new home and what you will require from it. For instance, if you have a dog, it goes without saying that you will require a property with a garden that is secure, if you have children and are moving out of the area, will your new home be in the catchment area of their existing school, or will you have to consider moving them to a new shool?

The Area

It is very important to research an area before you decide to start viewing houses, particularly if it is an area you are unfamiliar with. For instance, has it got good access to the local amenities, is it easy to reach your place of work, is it near the local transport links? You should also take into consideration which Council Tax band your new property is in.

The Property

Obviously, the property you choose needs to suit your requirements in regards to number of bedrooms etc, but what style of property would you consider? Would you prefer a new build property? Are older style "charachter" properties more your thing?

Viewing the Property

Once you have decided on the area, and they type of property you require, you can start arranging viewings on properties that suit your requirements.

Important things to consider when viewing the property include the general condition of the property, its state of repair, are there any structural problems inside or outside? Look for indications of damp or subsidence when viewing the property. Also remember - try not to be put off by the sellers choice of decor, that chintz wallpaper can be removed! Try and imagine the property with your own furniture and decor.

If you are interested in more than one property, it is advisable to make a "short list" and view these properties again, making detailed notes for comparison later.

What does "Leasehold" and "freehold" mean?

Freehold means that you own the property and the land it stands on. As the owner of a freehold property you have full responsibilty for the maintainence and repairs of the property. Make sure you check all boundaries etc on www.landregistry.gov.uk (if the property is registered)

Leasehold means that the owner of the property has been granted the right to use the property for a specified period of time (traditionally 99, 125 or 999 years) granted by a landlord (who owns the freehold) to a tenant and recorded in a document known as a lease. Various obligations including legally binding promises, restrictions and regulations are created in the lease.

Putting in an Offer

When you have viewed the property and are 100% sure that it is the one for you, it is time to make an offer.
