In the run up to the New Year Link Up Properties Head Office round up the market update for the month of November for their offices.

Link Up Properties as a group agreed sales on 72% of our housing stock over the last 2 months. November's figures show that it was the second highest month for sales.

This just goes to show that there are willing and able buyers out there. The main problem is now becoming the lack of property to sell. A lack of stock going into next year will mean playing catch up for the remainder of the year. Agents who do not canvass now will lose out as every agent who goes to sleep in December will wake up and canvass in January. Do it now. Chase up valuations that you have done over the last year and introduce your services to them again and follow up with a letter.

A common objection this time of year is: I WILL WAIT UNTIL THE NEW YEAR. You need to explain that we offer a no sale no fee contract so what have they got to lose. If we put your house on the market now you will have less competition and therefore will get a better price. Explain that if you wait the chances are that other similar property will come onto the market giving any potential purchaser more choice therefore being in a better position to negotiate meaning less money for you. 'THERE AREN'T ANY BUYERS AROUND THIS TIME OF YEAR'. We have just had one of our best sales months which means that we have released good quality, motivated buyers into the market place. They need to find now.

Many of the franchisees choose to use one or more of the major property portals which of course are another tool to be used but not to be relied on. As an exercise we monitored the offices who are on these portals against those who are not. Using the valuation, instruction and sales figures as reported we have found that the overall figures of the offices using these portals are no better than the offices who are not, in fact in some cases the figures were worse. This goes to show that although the Internet is an important part of our business and of course should be used the basics of estate agency still need to be practiced. Valuations are the key. Without valuations you will have no instructions, without instructions you will have no applicants, without applicants you will have no sales and without sales you will have no business.

By being proactive, canvassing and managing your local potential vendor applicants you will obtain more valuations. Valuations come from your local market place, ask yourself how many valuations have I received from the Internet?
